Most agents can tell you what a house is listed for. I can tell you what it is likely to cost you. I look at the roof, the foundation, the mechanicals and the finish work while we are still walking through it, so you understand the house before you write an offer instead of after the inspection comes back.
Not every repair earns its money back. Before your home lists, I walk it with you and sort the work into three piles: what raises your price, what buyers will flag during due diligence, and what to leave alone. You spend money where it actually returns.

Construction knowledge is not a talking point. It changes what happens at six specific moments in a transaction.
I read the house while we walk it. Settling, drainage, roof age, past repairs done well or done cheap.
A rough idea of what a fix actually takes, so a scary looking problem does not kill a good house and a cosmetic one does not hide a real cost.
Condition is part of price. Knowing what the house needs shapes what it is worth paying.
When the report comes back, we can talk about scope and cost specifically instead of trading vague numbers.
A punch list ordered by return, not by what is easiest to schedule.
